MULTI-FAMILY HOUSING

Next Up @ Bat is a new vision for the dingbat, a prevalent Los Angeles housing typology.

As a typology, the dingbat is almost alright. The sheltered exterior spaces created by lifting a portion of the building up off the ground provide a desirable, year-round amenity in the temperate climate of southern California. The typical density of six to ten units is also advantageous for community-building, as this number of households can easily be acquainted and share a common stake in their housing. The existing dingbat suffers, however, from a prioritization of parking. Exterior spaces are largely given over to on-site parking and the density is mostly circumstantial, generally governed by parking requirements. As a result, the potential of useful open space to generate a sense of community is left unfulfilled.

Next Up @ Bat utilizes the sheltered exterior space and density of the typical dingbat, but shifts the priorities away from the automobile, turning instead toward the urban inhabitant. This is the next edition of the typology – an updated model for desirable multi-family housing that engages contemporary ideas about urban housing.
